About Electrical Repair & Troubleshooting

Electrical repair starts with finding the actual fault, not swapping parts until the symptom goes away. In Metro Vancouver the common calls are a breaker that trips under load, a run of dead outlets fed from a failed backstab connection, lights that flicker when the dryer starts, a warm or buzzing panel, and GFCI outlets in kitchens and bathrooms that will not reset. Each of those has a short list of likely causes, and a licensed electrician works through them with a meter rather than guessing.

Vancouver's housing stock shapes what turns up. Character homes in Kitsilano, Mount Pleasant and the East Side still carry pockets of knob-and-tube and ungrounded two-wire circuits. Homes built between about 1965 and 1976 across Burnaby, Richmond, Surrey and the North Shore often have aluminum branch wiring, where loose or overheated terminations are the usual cause of a warm switch or an intermittent outlet.

Older Federal Pioneer (FPE) Stab-Lok panels, common in BC homes of that era, are a frequent finding during a service call and are usually recommended for replacement. Condos from the leaky-condo years (roughly 1982 to 1998) can have moisture damage reaching junction boxes.

A typical repair visit is billed as a service call covering the first hour of diagnosis, then parts and time. Most single-fault repairs are finished in one visit.

Work that touches the panel, adds a circuit or replaces wiring needs an electrical permit: in the City of Vancouver, Burnaby, Surrey, the City of North Vancouver, the District of North Vancouver, West Vancouver and Maple Ridge that permit comes from the municipality's own electrical inspection program, and everywhere else in Metro Vancouver it is issued by Technical Safety BC. A licensed contractor pulls the permit under their own licence and books the inspection.
