Lighting & Pot Light Installation

Lighting work ranges from swapping a fixture to laying out a full pot-light plan for a renovated main floor. In Metro Vancouver the popular jobs are LED pot lights in living areas and kitchens, replacing dated fixtures with something current, adding dimmers and smart switches, under-cabinet lighting, and exterior lighting for entries, decks and the long dark evenings from November through February.

Pot lights in an existing ceiling are priced per light and depend on access. A main floor with an unfinished basement below or an attic above is straightforward; a finished ceiling with no access means fishing cable and patching. Insulated ceilings need IC-rated, airtight fixtures, and vaulted ceilings under a roof deck can be difficult or impossible to wire without surface conduit. A licensed electrician will check the circuit the lights land on so you are not stacking twenty fixtures onto a circuit that also feeds the kitchen.

Exterior and landscape lighting has its own rules in BC's wet climate: outdoor boxes and fixtures rated for wet locations, GFCI protection, and low-voltage transformers placed where they will stay dry. Strata owners should check bylaws before changing balcony or exterior lighting. Any new circuit or new box needs a permit; a like-for-like fixture swap on an existing box generally does not.
