Get Quotes for This JobMore than half of Metro Vancouver households live in strata housing, and electrical work there has its own price structure. In-suite repairs and new circuits run $300 to $2,500, an in-suite panel replacement $1,800 to $3,500, and a metered EV charging stall in the parkade with shared load management $2,500 to $8,000 per stall. Under the Strata Property Act the wiring inside the walls is usually common property, so most of this work needs council approval and often an alteration agreement before it starts.
High-rise suites in Downtown, Yaletown, Metrotown and Brentwood typically have small 60A to 100A in-suite panels fed from an electrical room, so adding an induction range or a dryer can mean a load calculation and, occasionally, a feeder upgrade the strata has to authorise.
What you will actually pay
Access to the electrical room, the building's age and how organised the council is move these figures as much as the electrical work does.
| Job | Typical range | What sets it |
|---|---|---|
| In-suite repair, new outlet or circuit during a renovation | $300 to $2,500 | Council approval for anything in the walls |
| In-suite panel replacement, 60A to 100A | $1,800 to $3,500 | Feeder from the electrical room stays; council must authorise a feeder upgrade |
| Load calculation for an induction range or dryer | $150 to $400 | Often required by the council before approval |
| Metered EV stall with shared load management, under an EV-ready plan | $2,500 to $8,000 per stall | Distance from the electrical room sets the price |
| EV-ready electrical planning report for the whole building | $3,000 to $10,000 | CleanBC rebates for stratas cover part of it |
| Leaky-condo era junction box and wiring repair | $400 to $2,000 | Corrosion where water got in, 1982 to 1998 buildings |
| Council submission package (scope, drawings, insurance, licence) | often included | Ask whether the electrician prepares it |
What moves the price
The council process is the first cost, in time if not in money: an alteration agreement, proof of insurance and a licence, and sometimes an engineer's letter for a feeder change. The building's electrical room is the second: a stall or a suite far from it means long runs through common property. Third, the era: leaky-condo buildings from 1982 to 1998 can have corroded boxes and connections wherever water got in. A contractor who does strata work regularly hands the council a package it can approve in one meeting, which is worth paying for. Every job in the walls or the parkade is a permit and inspection, from the municipality where it runs its own program or from Technical Safety BC.
Permits and inspections in Metro Vancouver
Seven Metro Vancouver local governments run their own electrical permit and inspection programs: the City of Vancouver, Burnaby, Surrey, the City of North Vancouver, the District of North Vancouver, West Vancouver and Maple Ridge. Everywhere else in Metro Vancouver, including Richmond, Delta, Langley, White Rock, Coquitlam, Port Coquitlam, Port Moody, New Westminster and Pitt Meadows, the electrical permit is issued by Technical Safety BC. Residential electrical permit fees typically run $150 to $300 and belong inside the quote, not as a surprise on the invoice.
What a fair quote includes
- The council submission package, or a clear note that you must prepare it
- The load calculation where a range, dryer or charger is being added
- Metering and the load-management share for an EV stall
- The permit and inspection, and who books access to the electrical room
- Restoration of any common-property finishes the work opens
Ask before you hire
- The contractor's Technical Safety BC licence number, which you can verify online, and proof of current WorkSafeBC coverage
- Whether the permit, the inspection and any BC Hydro coordination are inside the price
- What changes the price if they open a wall or a panel and find aluminum wiring, knob-and-tube or a full panel
- Whether drywall or exterior repair is included or quoted separately
- How long the quote is valid, and whether a deposit is required before materials are ordered

Common questions
Can my strata make me use its electrician?
A strata can set conditions on who works on common property, including licence and insurance requirements, and some name an approved contractor. Check the bylaws and the alteration agreement.
Who pays for a feeder upgrade to my suite?
Usually the owner who wants the capacity, under an alteration agreement, but the council must approve it and the strata's engineer may have to sign off.
